Located south of the Almogran CBD, the South Sunut residential estate is envisaged over an area of approximately 1200 acres with a 5.2 km frontage along the White Nile River. Another key feature of the residential estate is the existing forest of indigenous Sunut trees.
The master plan was developed to incorporate housing estates designed in small community enclaves, each of which incorporates extensive landscaped areas such as pocket parks, plazas, promenades and green pedestrian links that connect these open spaces together to form a green continuum for recreational purposes.

A continuous waterfront with several islands carved out of the river bank is proposed to enhance the area's picturesque panorama. Facilities provided include local commercial areas, schools, medical centre, community centres, recreational clubs, an 18-hole golf course and resort hotel.
The residential enclaves are linked by a central serpentine road that mimics the natural flow of the nearby White Nile. This serpentine road connects the residential estate to the Almogran peninsula terminating in a loop road at the CBD.
